Not every realty firm located in Minneapolis Minnesota are alike. If you decide to seek the help of an agent when selling or buying your condo, you need some good information before you make any moves.

Selecting the appropriate Realtor in Minneapolis Minnesota is one of those critical issues that can cost or save
you thousands of dollars. You need to ask certain questions to make sure that you have the right person to fulfill your expectations and wants. Many agents in Minneapolis Minnesota it gives very good idea of the expected outcome if you use this agent. So, don't ask questions, but rather gain knowledge from their honest answers. And, to be honest - in terms of real estate and in life - everything isn't equal.

Hiring a real estate agent in Minneapolis Minnesota resembles every other hiring procedure - with you positioned in the employer's chair. It’s critical that you make the right decision about who will handle what is probably the single largest financial investment you will ever make.

You should ask your agents the following questions…….

1. How simple is it for a potential buyer to learn about my home?

You might be amazed to realize that the pair of promotional tools that sales reps utilize for the sale of houses (open houses and big company ads) don't really work well. Less than 3% of people purchase their home as a result of calling on a company ad, and less than 1% of homes are sold at an open house,in fact, according to The National Association of Realtors. How do most homes in Minneapolis Minnesota sell? Plain and simple - The Multiple Listing Service. When an agent puts a home on the MLS, EVERY agent from EVERY company has access to show and sell that home.

Also, the potential buyers of your home who call for info most likely don't want to waste their time, or yours. They don't want to be victims of an unsolicited telephone sales pitch. Nor are they interested in playing phone tag with a real estate agent. There is now available a 24 hour pre-recorded hotline with a specific ID for each home listed so be sure your potential buyers have access to this information by having your agent place this ID in the ad. We have found that 3 times as many buyers call for information on your home under this system. Keep in mind too that the greater number of consumers who are vying for your property the better, since it makes for a bidding war that places you in the

II. How much do you get for commission and how do you earn it?

Never go along with a commission amount if you haven't had a demonstration of precisely what the sales rep will do to earn it. FACT - Real Estate law does NOT regulate commissions!

3. Are there a minimum of three assistants available to help you?

The majority of Realtors perform their jobs unassisted, rendering it harder for them to furnish uninterrupted high quality service. The job of real estate has many and varied parts to it. This is just the same as how you wouldn't want a professional doing menial work. Minneapolis Minnesota real estate agent should not waste time on simple, tedious tasks, but instead should delegate them. You should ask yourself how much time they really have to get your home in,if the agent doesn’t have assistants to cover each aspect of your transaction.

Note: An assistant is much different than the company receptionist. The company receptionist works for ALL agents in the office, but an assistant only works for one agent and is a licensed real estate professional.

IV. How, specifically, do you attract buyers?

The agent will be able to demonstrate what methods they use to attract buyers. If they can’t, hire another agent! that tells you their reputation will somehow attract buyers!  Do not hire just any agent...outrageous claims require specific proof!

5. What has been sold in my area?

Your agent should be expected to provide a list of other similar sales that have taken place in the same market. Minneapolis Minnesota.

Six. What will you be doing to sell our condo and what specific advertising will you be using?

If they expect to get your home sold by using only a big company ad, open houses or a mediocre website then you are in big trouble. Make them be specific and put what advertising they promise in writing!

7. On average, when your listings sell, how close is the selling price to the asking price?

How well your agent performs on the measure will give you an indication of the price you may receive when you sell your home.

Eight. What is the number of buyers you are currently working with? Have you got a directory of names? How do you keep track of people who purchase from you?

The more networking connections your real estate agent has, the quicker your house will sell. In addition, it will affect selling amount since a Realtor with a lot of prospects can create a kind of bidding war with a lot of home buyers placing offers simultaneously. Insist on viewing the listings and hearing how they deal with such purchasers. (They should have the list of buyers with them at ALL times) If they have a lot of buyers, they will certainly need a computerized system to keep track of them. Make sure your agent is willing to show you a list of their buyers.
Please note that there is a huge difference between an actual buyer's list and a database's print out. An actual buyer list should contain the buyer's financial qualifications as well as what type of property they are interested in. Anything other than this type of list just doesn't cut the mustard!

This is the ninth point...what makes you different? What qualifications do you have, that would persuade me to choose you, to list my home?

The real estate market is a lot more complicated then it has been in the past. You need question what this agent has to offer that differs from others to ensure your safety.   Does your condo stand out favorably among other competing condos? What sets this Realtor apart in terms of what they can provide to facilitate the sale of your property with a minimum of hassle and a maximum sales price? What technological methods are put into use to assist in the sale of my condo? Could you demonstrate that technology for me? Note - Some of the most effective tools in real estate today are 24 hour hotlines, Interactive websites, Talking House Radio Transmitters, Fax-on-demands etc. Don't forget that they should show you while they're in your own house.

10. Do I have power to shut down my listing whenever I want?

Don’t ever sign anything unless this agent can guarantee, in writing, that they will cancel your listing at any time if you decide not to sell your condo or if you are not satisfied with the service being provided.

Optional Bonus Questions: Inquire how they would compare their own services to other companies, and be as specific as you can. Inquire as to particular firms.

If the agent you are working with tries to make any other company look bad, don't hesitate to fire them and work with someone else. you should get the facts yourself Run the other way if your agent starts boasting about the company being "Number One" or bragging about how good they are and how many condos they have sold. It seems EVERY real estate company in Minneapolis Minnesota is boasting of holding the top spot any longer.  Located at The Weiland Group of Keller Williams Realty To ours based on FACTS not FICTION! that we encourage you to compare any other company's service.
